From first search to title deed, every step on houzMe is verified, recorded and protected by escrow.
Step 1
Use filters, the map view and saved homes to shortlist. The Verified badge means we sighted the title deed, confirmed the agent’s EARB registration and visited the property.
Step 2
Request a viewing from the listing. The agent confirms a time; the exact address is shared once confirmed. Prefer video? Ask for a live video walk-through.
Step 3
Pay a refundable reservation fee (1% of the price, between KES 50,000 and 500,000) to take it off the market for 14 days while your advocate runs searches.
Step 4
Once searches are clean, sign the sale agreement and pay the 10% deposit into escrow. Your advocate receives copies of everything.
Step 5
Pay the balance by bank transfer (or through your mortgage lender). Funds stay in escrow until the transfer is registered at the Lands registry.
Step 6
We release funds to the seller only when the title is in your name. Renting? The landlord is paid once you have the keys.

Payments go to a houzMe escrow client account, never to an agent or seller directly. Funds are released only when the agreed condition — keys handed over or title transferred — is met.
Yes. If the title search or valuation fails, or the seller pulls out, the reservation fee is refunded in full to the original payment method.

Pay the first month plus a one-month refundable deposit online. The deposit stays in escrow for the tenancy and the landlord receives rent once you have the keys.
